HEAVEN IS ON NATURE’S SIDE

HEAVEN IS ON NATURE’S SIDE

From the initial planning concept through to completion and day-to-day operation, HEAVEN is designed to qualify as a green building. Both the refurbishment of the existing buildings and the new construction place a strong emphasis on conserving resources and minimising climate-damaging emissions. The targeted LEED Platinum certification underlines the project's commitment to creating a sustainable working environment.

An Eye for Detail

Design with awareness

The developers of HEAVEN have considered every detail – from the lighting to the landscaping, from the underground car park to the rooftop terrace.

  • Sustainable lighting concept featuring smart LED lighting with occupancy sensors
  • Intelligently controlled solar shading to reduce cooling demand
  • Highly water-efficient sanitary fittings and fixtures
  • Sustainable and recycled flooring made from timber, cork, linoleum and carpet
  • Environmentally responsible, recyclable timber furniture
  • CO₂ sequestration and improved indoor air quality through interior planting and green walls
  • Enhanced biodiversity across rooftop terraces and landscaped green spaces
  • Landscaping with native, site-appropriate planting
  • Improved microclimate and mitigation of the urban heat island effect
  • Rainwater management
Sustainable building

Embodied energy is worth its weight in platinum

The construction sector has a significant impact on resource consumption. In Germany, almost half of all waste generated is attributable to this sector. HEAVEN actively addresses this challenge and meets the criteria of the EU Taxonomy, which aims to reduce the environmental footprint of the construction industry and accelerate the transition to a more sustainable future.
A key pillar of HEAVEN’s sustainability strategy is the preservation and refurbishment of the historic building fabric. By retaining and upgrading the existing structures, the project avoids and significantly reduces CO₂ emissions. This has an even greater impact on a building’s overall energy and carbon footprint than the energy required for its day-to-day operation.
Planned holistically

Climate-friendly commuting

Those choosing to travel to the office by public transport will find Maillingerstraße Underground station directly adjacent to the development, with services to Munich Central Station and connections to the city’s main suburban rail network every few minutes.
Private transport is equally well catered for. In the new underground car park, 50% of the parking spaces are pre-equipped for the installation of EV charging points. Cyclists benefit from showers and changing facilities, as well as ample secure bicycle parking – including lockable cycle storage rooms – and plenty of charging points for e-bikes.

Environmental and social

  • Photovoltaic panels for on-site electricity generation
  • Free cooling via heat exchangers
  • Removal of impermeable surfaces and landscaping of outdoor areas
  • Barrier-free architecture promoting accessibility and inclusion
